		<description>There are some closing delays happening on these bank-owned properties here in Minnesota...but nothing too serious yet as I hear.  And, as Ryan says above, it is imperative that you understand the importance of puchasing an owner&#039;s policy (title insurance) when buying a bank owned property (or any other property for that matter).</description>

I cannot stress enough how important it is for troubled sellers to proactively find an experienced short sale realtor to help better their financial stress!!</description>

With broad swings in &quot;median sales prices&quot; (i.e. the median represents the &#039;middle&quot; house sold of a group of houses...NOT the average of a group of houses), it is clear that the group of homes sold in Afton during this time do not represent a normal distribution.  So one could argue the significance of these statistics.  All of that being said, there is no question there are strong signs of the market place having reached &quot;the bottom&quot;.  Very good posting!  Thank you!</description>

I monitor a 7 county area in the Virginia suburbs of Washington DC. Our REO inventory is running at about 15%-20% of the peack market inventory. In our area regular resales sell strongly if priced right, REO properties get multiple offers quite often, and Short Sales are often the best bargains in the market for buyers who are patient enough to wait for them.
